Pressure Washing

In a district with as much rain and shade as West Gippsland, outdoor surfaces turn green quickly. Concrete paths develop a slippery film of algae, pavers fill with moss, driveways darken with mould and tyre marks, decks go grey and slimy, and the south side of the house grows black streaks. Beyond looking tired, these surfaces become genuinely dangerous in winter, when a mossy path or slick patio can cause a nasty fall.

We pressure wash driveways, paths, patios, decks and other outdoor surfaces for homes, rentals and small businesses across Warragul, Drouin, Trafalgar, Yarragon and the surrounding district. We match the pressure and method to the surface, so the result is clean without damage.

Surfaces we clean

  • Concrete driveways and paths. Removing algae, mould, dirt, leaf stains and general grime. Oil stains can often be lightened with a degreaser, though old stains may not disappear entirely.
  • Exposed aggregate concrete. Cleaned carefully to avoid loosening stones, especially on older or poorly sealed aggregate.
  • Pavers. Brick, concrete and stone pavers cleaned, with moss and weeds removed from joints. Re-sanding joints after cleaning helps keep weeds down.
  • Patios and alfresco areas. Tiled, concrete and paved entertaining areas.
  • Timber decks. Cleaned at lower pressure, often combined with a deck cleaner, to prepare for oiling. See deck and pergola repairs.
  • Fences and retaining walls. Timber, Colorbond and masonry, cleaned to remove mould and grime.
  • Outdoor furniture and BBQ areas.
  • Bin areas and side paths.
  • Brick walls and steps.
  • Pool surrounds.

Matching the method to the surface

High pressure is not always the best answer. Too much pressure can etch concrete, leaving swirl marks, blow the sand out of paver joints, gouge soft timber, and drive water behind cladding. We adjust pressure, nozzle and distance for each surface, and use a surface cleaner attachment on large flat areas for an even finish without stripes. For delicate surfaces, such as painted walls, weatherboards, older render and soft timber, we use a soft-wash approach: applying a suitable cleaning solution at low pressure, allowing it time to work, and rinsing gently.

Why surfaces go green here

West Gippsland’s climate is perfect for moss, algae and lichen:

  • High rainfall and frequent drizzle keep surfaces damp.
  • Many homes have shady south-facing paths, side passages and courtyards that never dry out in winter.
  • Trees drop leaves and organic matter that feeds growth.
  • Porous surfaces like concrete, pavers and old bricks hold water.

Without treatment, growth returns. After washing, we can apply a treatment that slows regrowth, particularly in shady areas.

Safety benefits

Slippery surfaces are a real hazard, especially for older residents, young children and anyone carrying shopping or firewood in the rain. Paths to the front door, back steps, the route to the clothesline and the path to the bins are the most important areas to keep clean. Pressure washing these before winter is one of the simplest safety improvements you can make.

Preparing for sale or leasing

Clean driveways, paths and outdoor areas make an immediate difference to first impressions and photographs. We regularly pressure wash homes before listing and at the end of a tenancy. See end-of-lease repairs.

Water use and runoff

We are mindful of water use and runoff. Pressure washers use far less water than a garden hose for the same cleaning. We avoid washing debris and cleaning products into stormwater drains, using biodegradable products and directing runoff into garden areas where appropriate. If water restrictions are in place, we follow them.

What we do not clean

We do not clean roofs, as walking on roofs and pressure washing tiles carries safety and damage risks; roof restoration companies have the right equipment. We do not clean double-storey walls that need scaffolding or elevated platforms. We do not remove graffiti from heritage surfaces that need specialist treatment.

Asbestos warning

Some older homes and outbuildings in the district have asbestos cement sheeting on walls, eaves, fences and sheds. Asbestos cement must never be pressure washed, as this can release fibres. If we suspect a surface contains asbestos, we will not clean it, and we will recommend testing.

After washing: sealing

Clean concrete and pavers can be sealed to make them easier to clean in future and to slow mould regrowth. Sealing is a separate job that requires a dry surface and suitable weather. We can advise on whether sealing is right for your surface.

A typical pressure washing job

Here is a common example. A homeowner in Yarragon has a concrete driveway darkened by mould and leaf stains, a paved back patio with moss in the joints, a slippery path down the shady south side of the house, and a timber deck that has gone grey.

Preparation

We move outdoor furniture and pot plants, cover nearby plants that might be affected by cleaning solutions, close windows, and check that the driveway drains toward the garden rather than straight to the street drain.

Driveway

A degreaser is applied to tyre marks and oil stains. The driveway is then cleaned with a rotary surface cleaner for an even finish, and the edges are cleaned with a wand.

Patio and path

Moss is lifted from the paver joints, and the pavers are washed at moderate pressure. The south-side path, the worst affected area, is washed and treated with a solution to slow regrowth.

Deck

The deck is washed at low pressure with a deck cleaner to remove grey fibres, ready for oiling on a later dry day.

Finishing

Furniture and pots are returned, the area is rinsed down, and we suggest re-sanding the paver joints to keep weeds out.

How often should outdoor surfaces be washed?

For most homes in the district, once a year is enough for driveways and open patios. Shady paths and courtyards may need washing twice a year, ideally in autumn before the wet season and in spring. Regular cleaning means less build-up and lower pressure needed each time, which is gentler on your surfaces.

Commercial and strata areas

We pressure wash shop fronts, entry paths, car park walkways, bin areas and outdoor dining spaces for small businesses, and common paths for small strata and unit complexes. Work can be scheduled outside trading hours where needed. See commercial handyman.

Weatherboards and painted surfaces

Mould and grime on weatherboards and painted walls should be cleaned gently. High pressure can strip paint, force water into joints and damage soft timber. We soft-wash painted surfaces with a mild solution and low-pressure rinse. If paint is already failing, cleaning will reveal it, and we can discuss touch-ups. See painting touch-ups.

Rural and lifestyle properties

On larger properties, we pressure wash concrete aprons around sheds, dairy-style concrete areas, tank stands, outdoor entertaining areas and long paths. We bring our own equipment, but for large jobs on properties with tank water, we will discuss water supply before starting.

Driveway types in local homes

Driveways around Warragul and Drouin vary a lot with the age of the home, and each needs a slightly different approach.

  • Plain broom-finished concrete is common on older homes and is the most forgiving surface to clean. It can take a firm clean with a surface cleaner.
  • Exposed aggregate is popular in newer estates. It looks great when clean, but older or unsealed aggregate can lose stones under high pressure, so we use moderate pressure and keep the nozzle moving.
  • Coloured and stencilled concrete has a surface coating that can be damaged by aggressive washing. We clean these gently and advise on resealing when the coating has worn.
  • Brick and concrete pavers need care to keep the sand in the joints. We wash at moderate pressure and recommend re-sanding afterwards.
  • Gravel and crushed rock driveways, common on rural properties, are not suited to pressure washing. Weed control and grading are better options.

Common mistakes with DIY pressure washing

Hardware stores sell pressure washers cheaply, and many people try the job themselves. The most common problems we see afterwards are:

  • Stripes and swirl marks on concrete from holding the wand too close or moving unevenly.
  • Paver joints blown out, leading to loose pavers and weeds.
  • Timber decks furred and gouged by too much pressure.
  • Paint stripped off weatherboards, eaves and window frames.
  • Water forced under door thresholds and into wall cavities.
  • Cleaning chemicals killing lawns and garden beds.

Some of these can be corrected, for example by re-washing concrete evenly or sanding a furred deck, but it is easier to get it right the first time.

Preparing for your visit

Before we arrive, please move cars off the driveway, bring in anything you do not want wet, and let us know where the outside taps are. If you have pets, keep them inside while we work, because the noise and spray can upset them.

Bins, side passages and outdoor stairs

Side passages and bin areas are often the dampest, most neglected parts of a property, and they are walked every week. Leaves collect, bins leak, and the concrete grows a dark slippery film. A quick wash and regrowth treatment makes these areas safer and more pleasant. Outdoor concrete and brick stairs deserve the same attention, because a slip on stairs is far more serious than on a flat path. Where steps stay slippery even after cleaning, we can fit anti-slip strips or nosings.

Noise and timing

Pressure washers are noisy, so we work within reasonable hours and let neighbours’ cars and windows stay clear of spray.

Frequently asked questions

Will pressure washing damage my concrete?

Not if done correctly. We adjust pressure and use a surface cleaner on flat concrete to avoid etching and stripes.

Can you remove oil stains?

We can lighten most oil stains with a degreaser. Old, deep stains may not disappear completely.

Do you clean roofs?

No. Roof cleaning needs specialist roof restoration equipment and safety systems.

How long will the surface stay clean?

It depends on shade and moisture. Applying a regrowth treatment after washing helps keep moss and algae away for longer.

Can you wash my timber deck?

Yes, at low pressure with a deck cleaner, usually as preparation for oiling.
