Blocked gutters cause more damage to homes in West Gippsland than almost any other small maintenance item. The district’s rainfall is high, trees are everywhere, and many homes sit near gum trees, oaks, elms and garden plantings that drop leaves, bark and seed pods into gutters year-round. When gutters fill, water overflows down walls, into eaves, onto window sills and against foundations. It soaks fascias, rots timber, stains walls, floods garden beds and in heavy rain can back up under the roof and into ceilings.
We clean gutters and downpipes on single-storey homes across Warragul, Drouin, Trafalgar, Yarragon and the surrounding district. We focus on safe, thorough work from ladders on single-storey roofs, and we report back with photos of what we found.
What our gutter clean includes
- Removing leaves, sludge and debris from all gutters by hand and scoop, bagging it rather than dumping it in your garden beds unless you ask us to.
- Checking and flushing downpipes to make sure water flows freely to the stormwater. Blocked downpipes are cleared where they can be reached; deeper blockages in underground stormwater pipes may need a plumber with drain equipment.
- Checking gutter outlets (pop-outs) for blockages and leaks.
- Inspecting the gutters for rust, holes, sagging sections, loose brackets and poor fall.
- Checking valleys on the roof edge that can be reached safely, where leaves often collect.
- Before and after photos so you can see the work, which is especially useful for landlords, property managers and owners who live away.
- Cleaning up debris that falls to the ground during the job.
Single-storey only
For safety, we clean gutters on single-storey homes where we can work from a ladder. Double-storey homes, steep roofs and homes with difficult access need specialist gutter cleaners with height safety equipment, and we will tell you if your home is outside our scope.
Why gutters block so fast here
Several features of West Gippsland make gutters block faster than in many other areas:
- Trees. Eucalypts shed bark and leaves all year. Deciduous trees in older gardens drop huge volumes in autumn. Pine needles and seed pods slip through some gutter guards.
- Rainfall. Frequent rain keeps debris wet, turning it into a heavy sludge that grows moss and even weeds in the gutter.
- Wind. Westerly winds blow leaves from neighbouring properties and paddocks onto roofs.
- Older gutters. Many older homes have quad or ogee-profile gutters with small outlets that block easily.
Homes in leafy streets of Warragul and Drouin, and properties near bushland around Neerim South, Buln Buln and Rokeby, often need cleaning more than once a year.
How often should gutters be cleaned?
As a guide:
- At least once a year for most homes, ideally in late autumn after deciduous trees have dropped their leaves and before the wettest months.
- Twice a year or more for homes surrounded by trees or near bushland.
- Before summer for homes in bushfire-prone areas, because dry leaves in gutters are an ember risk.
If you can see plants growing in your gutters, water spilling over the edge in rain, or staining down walls under the gutter line, they are overdue.

Signs your gutters need attention
- Water overflowing during rain, even moderate rain.
- Stains or moss on walls and fascias below the gutter.
- Damp patches on eaves or ceilings near external walls.
- Puddles or erosion in garden beds along the house.
- Gutters sagging or pulling away from the fascia.
- Birds or rodents nesting in gutters.
- Plants growing out of the gutter.
Gutter guards
Gutter guards reduce how often gutters need cleaning, but they do not eliminate it. Fine debris, pollen and sludge still build up under and on top of guards, and some guard types trap leaves on top. We clean gutters with guards fitted, lifting sections where needed and replacing them carefully. We will also tell you if your guards are damaged or poorly fitted. For new guard installations, specialist gutter guard companies offer a range of products.
Minor gutter repairs
While cleaning, we often find small problems that we can fix on the spot or on a follow-up visit:
- Re-sealing leaking joints and corners with gutter sealant.
- Re-fixing loose gutter brackets.
- Clearing and re-sealing outlets.
- Re-fixing loose downpipes and replacing broken downpipe brackets.
- Fitting downpipe splash guards or extensions to direct water away from walls.
Gutter replacement, re-sloping long runs and major rust repairs are jobs for a roof plumber, and we will recommend one if needed.
Gutters and fire safety
In bushfire-prone areas, dry leaves in gutters can be ignited by embers carried well ahead of a fire front. The CFA recommends clearing gutters before the fire season. Many properties around Neerim South, Buln Buln and the northern parts of Baw Baw Shire sit in bushfire-prone areas. A gutter clean in late spring, along with clearing leaves from around the house, is part of a sensible preparation plan.
Rentals and property managers
Gutter cleaning is usually the landlord’s responsibility, and overflowing gutters can lead to damp, mould and maintenance requests from tenants. We provide before and after photos for property managers and can schedule regular cleans. See property managers.
Combine with other maintenance
Gutter cleaning pairs well with other outdoor jobs:
- Pressure washing paths, driveways and outdoor areas.
- Property maintenance visits that cover several jobs at once.
- Window and flyscreen repairs.

A typical gutter clean
Here is how a standard job runs. A single-storey brick veneer home in Drouin sits under two large gum trees and beside a neighbour’s liquidambar. The owner has noticed water pouring over the back gutter in heavy rain.
Setting up
We check the ground for a stable ladder position, look for overhead power lines and confirm access to all sides of the house.
Cleaning
Working around the house, we scoop leaves and sludge from the gutters into bags. At the back, the gutter is packed solid and a small plant is growing near the outlet. Once the gutters are clear, we run water through each section to check the fall and flush the downpipes.
Findings
One downpipe is blocked at the bend where it enters the ground. We clear what we can reach and the water flows again. A corner joint is dripping, so we clean and re-seal it once dry. A bracket at the back has pulled loose and is re-fixed.
Report
The owner receives photos of the packed gutter before and the clean gutter after, plus notes on the joint and bracket. We suggest cleaning again in autumn because of the liquidambar.
Safety around gutters
Every year people are injured falling from ladders while cleaning their own gutters. Working on a ladder over a hard surface, reaching sideways and handling wet heavy sludge is risky. If you do your own gutters, use a stable ladder on firm ground, have someone hold it, never over-reach, and stay well clear of power lines. Never walk on a wet or mossy roof. If in doubt, call someone with the right equipment.
Regular gutter cleans
Many local households and landlords prefer not to think about gutters at all. We can set up a regular reminder, for example every autumn or every autumn and spring, and contact you when the next clean is due. Regular cleans are quicker because the gutters never get packed solid, and problems such as loose brackets or leaking joints are caught early. For owners who live away from the area, such as holiday home owners near Neerim South or investors with rentals in Warragul and Drouin, photo reports after each clean mean you can see the condition of the gutters without visiting.
Pets, gardens and access
Please let us know about dogs, locked gates or fragile garden beds along the house before we arrive. We place ladders carefully, avoid trampling plants and close gates behind us.
Where the water goes after the gutter
Clean gutters are only half the story. The water they collect has to get away from the house, and in this district that often fails at ground level. Downpipes may discharge onto the ground instead of into stormwater pipes, especially on older homes and outbuildings. Underground pipes crack and fill with roots, causing water to bubble up around the downpipe base. On clay soils, water pooling beside the house soaks into the ground under the foundations and makes the soil swell, which can contribute to cracking in walls and sticking doors. We check each downpipe as part of the clean and let you know if water is discharging against the house or backing up at the base. Simple fixes such as downpipe extensions, splash blocks or diverters can make a real difference. Repairs to underground stormwater pipes need a licensed plumber.
Water tanks
Many homes on the edges of town and on rural properties collect roof water in tanks. Clean gutters mean cleaner water, fewer blocked inlet screens and less sludge in the tank. While cleaning, we check that first-flush diverters and leaf screens at the tank inlet are clear and let you know if they need attention. Tank cleaning and pump repairs are specialist work.
Sheds, carports and verandahs
Garages, sheds, carports and verandahs have gutters too, and they are often forgotten. A blocked shed gutter can overflow into the shed or flood the area around its slab. We can include these structures in your gutter clean where they can be reached safely from a ladder.
